Air-Conditioning Operating Hours
Air-conditioning from Water-Cooled Package System are provided as follows:
- Ground Floor

Utilities Charges
Utilities wll be provided as follows:
Telephone
Telephone lines are available upon request and there will be installation charge of 6,500 Baht/line.
Car Parking
1 car for every 100 sq.m. of leased space will be allocated to each tenant to park in the multi-storey car park free of charge.

Additional car parking will be charged at 2,200 Baht/month/car subject to landlord's approval.

Tenant's customers or visitors are allowed to park, with approved stamp, free of charge for the first hour.
- Next hour parking will be charged according to current rate.
Lease Term
3 years with an option to renew
Security Deposit
Security deposit is equivalent to 3 months of rental charges and shall be made up of the following terms.
- Booking fee
A security deposit equivalent to 1 month of rental charges is payable by tenant upon signing of the Memorandum of Understanding.
- Security deposit
A security deposit equivalent to 2 months of rental charges is payable by tenant upon signing the Lease and Service agreements.
Note: The booking fee will be converted to be part of the security deposit which is equivalent to 3 months of rental charges upon signing the lease and service agreements. The booking fee will be forfeited if tenant fails to enter the Lease and Service Agreements by the stipulated lease commencement date.

Space will be handed over to the tenant on the lease commencement date subject to the agreement having been executed and the deposit and concerned expenses having been paid and fitting out procedure having been complied with. In addition, the tenant is required to pay fitting out deposit (refundable) at contract signing date, if any renovation works are to be carried out, as follows:
