Air-Conditioning Operating Hours


Air-conditioning from Water-Cooled Package System are provided as follows:

  • Ground Floor
    - Mondays - Fridays : 7.00 a.m. - 7.00 p.m.
    - Saturdays : 8.00 a.m. - 1.00 p.m.
    - Sundays & public holidays : Closed

  • Office Floors
    - Mondays - Fridays : 7.30 a.m. to 5.30 p.m.
    - Saturdays, Sundays & public holidays : Closed


Utilities Charges

Utilities wll be provided as follows:

  • Electricity charge is at 5.15 Baht/kilowatt meter

  • Electricity charge for air-conditioning is at 55 Baht/sq.m./month during normal operating hours (for Sub-Divided-Floor only)

  • Overtime air-conditioning can be provided at the following rates:
    - Sub-Divided-Floor : 350 Baht/hour
    - Sub-Floor : 1 Baht/sq.m./hour


Telephone


Telephone lines are available upon request and there will be installation charge of 6,500 Baht/line.


Car Parking


1 car for every 100 sq.m. of leased space will be allocated to each tenant to park in the multi-storey car park free of charge.

  • Additional car parking will be charged at 2,200 Baht/month/car subject to landlord's approval.

  • Tenant's customers or visitors are allowed to park, with approved stamp, free of charge for the first hour.

  • Next hour parking will be charged according to current rate.


Lease Term


3 years with an option to renew


Security Deposit


Security deposit is equivalent to 3 months of rental charges and shall be made up of the following terms.

  • Booking fee
    A security deposit equivalent to 1 month of rental charges is payable by tenant upon signing of the Memorandum of Understanding.

  • Security deposit
    A security deposit equivalent to 2 months of rental charges is payable by tenant upon signing the Lease and Service agreements.

Note: The booking fee will be converted to be part of the security deposit which is equivalent to 3 months of rental charges upon signing the lease and service agreements. The booking fee will be forfeited if tenant fails to enter the Lease and Service Agreements by the stipulated lease commencement date.

    - Other : Glass shop-front and swing-type tempered glass door,
    lighting fixtures and air-conditioning diffuser
  • Office Floors
    - Floor : Carpet
    - Ceiling : T- bar Aluminium
    - Wall : Gypsum board
    - Other : Lighting fixtures and air-conditioning diffuser

Space will be handed over to the tenant on the lease commencement date subject to the agreement having been executed and the deposit and concerned expenses having been paid and fitting out procedure having been complied with. In addition, the tenant is required to pay fitting out deposit (refundable) at contract signing date, if any renovation works are to be carried out, as follows:

Rental Area less than or equals to 50 sq.m.

 30,000 Baht

Rental Area from 51 to 100 sq.m.

 50,000 Baht

Rental Area from 101 to 500 sq.m.

 80,000 Baht

Rental Area more than or equals 501 sq.m.

 Lifts


8 high-speed lifts divided into high and low zones, using the latest innovation in lift system from Germany, called the DSC (Destination Selection Control) technology. Basically, this system will direct a group of passengers who would like to go to the same floor using the same lift in order to reduce the waiting time and increase efficiency of lift motion. This is how it works: The passenger select his/her requested floor (destination) via a touch screen outside the lift. The central control will compute the lift that can bring the passenger to his/her destination in the shortest time. This lift is then indicated to the passenger. There are no command buttons inside the lift car.
